Stokes Property Management, LLC is a full service property management company, serving investor-owners of condominium units and single family homes located in the District of Columbia and state of Virginia.

Stokes Property Management, LLC services include preparing investment properties for rental housing inspections (DC only), preparing and submitting licensing applications (DC only), property marketing, tenant application processing, all facets of tenant servicing, month and year end reporting, property maintenance, repair and improvement.

In these challenging times, many homeowners are turning their properties into income producing rental units as they wait for home values to improve. Stokes Property Management, LLC manages the rental process from start to finish; providing peace of mind to investor-owners.

Basic Business License Application & Rental Unit Registration (DC only)
Complete application (except signatures)
Submit application to DC
Accompany inspector on 1st inspection
$300
applicable city charges
$100 for subsequent city inspections (if unit fails first inspection)
Sign application, submit checks payable to DC for license fees

Prepare property for rental inspection (DC only)

Coordinate any improvements required by city in order to pass inspection

Collect, place in escrow, and refund security deposits
Greet tenant(s) at move-in and deliver welcome packet
Collect monthly rent
Pay all bills specified by owner
Field all routine and emergency calls from tenants
Make minor repairs with no owner consultation
Make major repairs with owner consultation
Manage annual and monthly service contracts
Perform move-in and move-out inspection of unit
Perform 1 mid-lease inspection
Provide monthly statements and year-end financial summary
Provide updated CMA every 6 months
Condo/co-op: 8%/monthly rent
Single family home: 10%/monthly rent
Minimum property management fee: $150/month
Rent controlled unit(s) are not managed at this time
Sign property management contract
Approve major repairs in timely manor
Agree to service contracts as required by property type (leaf removal, pest control, etc)
Provide proof of insurance and add Stokes Property Management as additional insured

Present 3 proposals for all trade work

Basic business license and rental unit registration and property management services provided by Stokes Property Management, LLC. Listing rental unit in MLS and securing tenant (s) is a service provided by Anslie Stokes as an agent of McEnearney Associates, Inc.
